Preventative Maintenance
A maintenance agreement insures that your equipment is checked regularly, as required by the manufacturer. Proper maintenance will reduce utility bills and increase the life of your equipment. Our trained technicians will save you money by checking all the below items, and in many cases, find potential problems before they become major repairs. If any unit shows wear, defeats, malfunctions or needs repair, a written report will be given to you indicating cost of repair. You will be able to schedule these repairs during normal working hours, further saving money by avoiding emergency overtime service calls.
Any repairs performed while this service agreement is in effect will receive a 10% discount off the labor and the material rate for all air conditioning, heating and refrigeration service repairs. In the event of a breakdown, your service agreement insures same day service for this property. Service agreement customers have priority.
Cooling Checklist
- Replace air filter
- Inspect evaporator coil
- Clean condenser coil
- Inspect blower compartment
- Inspect thermostat operation
- Inspect safety controls
- Lubricate all moving parts (if applicable)
- Check superheat and sub cooling
- Check voltage at condenser
- Check airflow
- Check starting capabilities
- Check AMP draws
- Check wiring
- Check operating pressures in system
- Check belts & pulleys (if applicable)
- Tighten loose screws on panels
- Tighten wires & wire connections
Heating Checklist
